Land document checklist for buying a plot in Himachal
Published · General information, not legal advice
Short answer
Before buying land in Himachal, see the latest jamabandi (record of rights), the tatima (field map extract), the mutation (intkal) history and an encumbrance check, and confirm the land type, road access and any planning-area restrictions.
Revenue records
- Jamabandi — the record of rights showing owners, shares and khasra numbers
- Tatima / shajra — the field map extract showing the plot's shape and neighbours
- Mutation (intkal) entries — how the land came to the current owner
- Khasra and khatauni numbers — must match the sale deed exactly
Ground checks
- Demarcation by the patwari or kanungo so the plot on the ground matches the map
- Legal road access, not just a footpath across someone else's land
- Water and electricity connections, or how far they are
- Slope, drainage and any landslide or flood history
Red flags
- Several co-owners where not all are signing
- Land shown as forest, shamlat or government land
- A seller who will not let you see the original records
- Pressure to pay a large advance before permission
